"What does it actually cost to buy on the Westside?" is one of the first questions I get from buyers new to this market — and it's a fair one, since Westside pricing doesn't track the rest of Santa Cruz County the way people sometimes expect. Here's a real answer, grounded in recent closed transactions rather than a generic estimate.

Recent Westside & Coastal Sales

Over the last 24 months, my closed Westside and coastal-adjacent transactions ranged from the high $900,000s to just over $2 million, totaling $6.78 million across 5 sales with an average of just 32 days on market. A few recent examples:

  • 206 California Street, Santa Cruz — $1,900,000

  • 421 Oxford Way, Santa Cruz — $2,067,000

  • 2255 Wallace Avenue, Aptos (coastal) — $1,350,000

Why the Westside Runs Above the County Average

Coastal proximity, lot scarcity, and consistent demand all push Westside pricing above what you'll typically find elsewhere in Santa Cruz County. Condos and smaller cottages start in the low $1M range, and single-family homes commonly run well into the $2M–$3.5M+ range depending on lot size, condition, and proximity to the water.

Financing at Westside Price Points

Most Westside purchases exceed the conforming loan limit for Santa Cruz County, which means jumbo loan financing is the norm here, not the exception.
